Investment opportunities in Quatre Carreres

April 12, 2024

Quatre Carreres is possibly the largest of Valencia's districts, stretching across 11.3 square kilometres. It consists of seven distinct neighbourhoods: Monteolivete, En Corts, Malilla, La Fonteta de Sant Lluis, La Punta, and the Ciudad de las Artes y las Ciencias (Ciutat de les Arts i les Ciències in Valenciano).

This wide and diverse district offers a range of opportunities, making it a great place to invest—especially for foreign buyers.

But it wasn't always this way…

A rich agricultural history

Until the latter half of the 19th century, this land was essentially rural. The neighbourhoods were small hamlets and farmsteads. Even today, the southern half of Quatre Carreres remains largely unchanged.

Fonteta de Sant Lluis is still a quiet hamlet without shops, overlooking fields where you'll spot crops, horses, and cows. And yet, it's located right by the dual carriageway that leads to El Saler commercial centre—a mall on two floors featuring a huge Carrefour and plenty of fashion and sporting goods outlets.

To the east of this area lies one of Valencia’s most iconic landmarks: the City of Arts and Sciences.

Head south for open land and skies

This southern part of Quatre Carreres is perfect for anyone who enjoys a semi-rural feel while keeping close to city life. Affordable housing, access to shopping, culture, and good infrastructure make this area appealing to investors.

Meanwhile, Monteolivete and En Corts are bustling neighbourhoods just a few minutes' walk from hip and vibrant Ruzafa.

And don't overlook Malilla, just south of Parque Central. With ongoing infrastructure projects like sinking the high-speed railway lines underground and removing the brutalist flyover, Malilla is gaining even more attention.

What's in a name?

Quatre Carreres literally means "The Four Roads", referring to the key thoroughfares that connect this district with the rest of the city.

To the north is Ruzafa. Cross just one street—Peris i Valero—and you’re there. To the east, you’ll find the City of Arts and Sciences.

Monteolivete and En Corts are just a stone’s throw from Ruzafa, and that proximity comes with perks. Real estate agents say that crossing Peris i Valero can save you up to 40% on property prices while still enjoying a lively urban atmosphere.

These neighbourhoods are full of life: from local bars and bistros to Indian grocery shops that stay open late, there's always something happening here.

A unique mix of urban living and farmland

To truly appreciate Quatre Carreres, you need to understand its deep-rooted history.

  • Fonteta de Sant Lluis and En Corts are named after 16th and 17th-century fountains, once believed to have healing properties.

  • Malilla takes its name from a historical Arabic term for a large farm.

Despite its vast size, the district has a relatively low population—only around 74,000 residents—which means plenty of space and a peaceful, open atmosphere.

So why Quatre Carreres?

  • Strategic location with easy access to major roads and transport

  • Close to the City of Arts and Sciences, a cultural and architectural landmark

  • Diverse neighbourhoods offering both urban energy and quiet corners

  • Green parks and recreational areas, including the Turia Riverbed Gardens

  • A semi-rural southern section with farmland, hamlets, and family-friendly paella houses
